When you are at black scratch, just open up the editor, add a building you like to buy into the town, close the editor, and buy that building you just added. Admittedly, the Y-House has an odd shape that doesn't play well with other structures, creating a very large deadzone around it, meaning if space is a concern, the Y-House is the worst of all available options.
